Service 03 · For institutional investors and family offices

Make every asset earn its place.

An independent, ongoing view of a UAE property portfolio. We study what you hold, call which assets to keep, sell or reposition, screen what to buy with the proceeds, and set the rent every unit should let for each quarter, in guidance your leasing agent can follow.

01 — Who it's for

When this is the right service

01

Family offices with a mixed UAE portfolio

Assets bought over many years, by different people, for different reasons. You want to know which still earn their place today.

02

Institutional investors and funds

You need an independent view of each asset's forward return and risk, to put in front of an investment committee or board.

03

Owners whose leasing agent sets the rent

Renewals and new lets are priced by feel or by the last deal. You want evidence-based guidance every quarter, and a check on what was achieved.

04

Owners holding cash from a disposal

You have proceeds to redeploy and want new opportunities screened on the same basis as the assets you sold.

02 — Scope

Six things we do

  1. 01

    Portfolio clean-up study

A baseline review of every asset: income, occupancy, service charges, capital tied up and forward return on a five-year hold. Each asset is ranked against the others and against what the same capital could earn elsewhere.

  2. 02

    Hold, dispose or reposition

A call on every asset with the number that decides it. Dispose the assets that no longer earn their place, reposition the ones that can be fixed, and hold the ones that work.

  3. 03

    External risk watch

We track what will change an asset's value before the market prices it in: road and bridge works, new metro lines, master-plan changes, handovers nearby and regulation. Each risk is flagged with the year it lands.

  4. 04

    Opportunity screening

Acquisitions are screened with the same evidence and model as a Project Viability Review, so disposal proceeds go into assets with better fundamentals, not just the next listing.

  5. 05

    Quarterly rental reviews

Every quarter, a guidance rent band for each building and unit type from registered tenancy evidence and live listings. Your leasing agent leases within the band and flags any deal outside it.

  6. 06

    Quarterly portfolio report

Rent roll, occupancy, achieved rents against guidance, renewals due, and what moved in the market. A short written view for the family or the investment committee.

Quarterly rent guidance for a residential portfolio

A Dubai family office's apartments and townhouses were let by the last deal or by feel. We now set a guidance rent band for every building and unit type each quarter, from registered tenancy evidence and live listings. The leasing agent leases within those bands and flags any offer outside them, and achieved rents are reviewed against the guidance at quarter end.

Disposing of a roadside plot before the bridge

A plot on Sheikh Zayed Road was held for its frontage and visibility. Our review of the published road-improvement plans showed a new bridge would block the plot's line of sight from the road. We advised disposal two years before the bridge was built, while the plot still traded on full visibility, and the proceeds were redirected into assets with stronger fundamentals.

Rotating retail capital into logistics

A portfolio with a half-empty retail podium and no industrial exposure. We tested repositioning the retail against selling it, then screened logistics units across Dubai Investments Park and Jebel Ali on the same model, to recycle the capital into stronger income.

07 — FAQ

About the Portfolio Review & Monitoring

On scope. It depends on the number and type of assets, whether you need a one-off clean-up study, quarterly monitoring, or both. We confirm the fee in writing before any work starts, either per study or as an annual retainer.

No. We are not a broker or a leasing agent, and we take no commission on any sale, purchase or lease. We give the analysis and the guidance; your agents execute it. That way our advice has nothing riding on whether a deal happens.

Before each quarter we issue a guidance rent band for every building and unit type. The agent leases within the band and flags any offer outside it. At the end of the quarter we review achieved rents against the guidance and adjust the next band.

As far as the published plans allow. Road and bridge works, metro lines, master-plan changes and nearby handovers are often public years before they are built. We flag each risk with the year it lands, so you can act while the market still prices the asset on today's conditions.

08 — Enquire

Request analysis, or just ask first.

Tell us the asset, the price and when you need to decide. We reply within one business day, confirm fit and scope by email, and put the fee in writing before anything is payable.
